Winner of the Property Award

at the 2026 Real Estate Conference 

K14 is more than an office building — it's an entire city quarter, a shared meeting place for working life, retail and city life. Behind the project are Daland Eiendom, BRG Utvikling and J.B. Ugland Eiendom, with the ambition of creating a new landmark in central Kristiansand. The fact that the building won the Property Award at the 2026 Real Estate Conference confirms that the ambition hit the mark — and makes it especially rewarding for us to have been part of the project.

Lyskomponenter delivered luminaires, drivers and lighting control from SLC to the entire K14 quarter. The delivery covers the atrium, bakery, canteen, offices, parking garage, rooftop terrace and the restaurant Yips — from micro-prismatic LED panels to a handcrafted bar and SLC FARO bollards on the roof.

The Atrium

— the heart of the building

At the heart of K14, the building opens into a large, bright atrium. Daylight pours in through the roof and fills the space — this is the quarter's meeting point, with seating and a staircase furnished with benches and tables where people can sit down for a quick chat or an informal meeting.

Attention to detail was key here. Plenty of greenery, warm materials, and Mini Neon Flex LED strips recessed into the benches give the atrium its own identity after dark. When the clouds roll in or evening falls, ceiling-mounted spotlights take over from daylight — keeping the atmosphere consistent throughout the day.

Up the stairs

Canteen and reception

Following the stairs up from the atrium, you're met by a bright, welcoming reception area — and a friendly Morten Halvorsen at the front desk, along with a good cup of coffee if you'd like one.

The space is beautifully furnished with wood, soft materials, muted colours and plenty of greenery — and the lighting was designed to bring exactly that out.

Offices and corridors

— efficient task lighting without glare

Most of the offices and corridors are fitted with micro-prismatic 
SLC Think LED panels. 
The micro-prismatic optics diffuse the light for very low glare (UGR), good uniformity and high efficiency — exactly what's needed above screen-based workstations throughout the day.

Combined with presence and daylight-sensing controls, this delivers both a comfortable working environment and low energy consumption over time.

Yips

Asian food, carefully considered lighting

At street level, Kristiansand's newest restaurant has opened its doors: Yips, which opened on Tuesday 14 April 2026. Yips serves Asian food with a Norwegian twist, and general manager Alina Johnsen describes the result as excellent.

Lighting is never the star of a restaurant — but here it plays an important supporting role:

In the main dining area, a combination of 3-circuit tracks, spotlights and decorative lighting provides flexibility between lunch and dinner service.

In a private room — which can also be used for meetings — Lyskomponenter installed SLC Design Cup downlights, 
a recessed downlight with soft, precise light that makes the room feel intimate without being dim.

In the kitchen, SLC OnePro downlights 
deliver over 1,000 lumens.

The bar itself is a work of art, handcrafted by Bico. LED strips were integrated into the construction in an artistic way — a great example of how lighting and craftsmanship can merge into something truly unique.

The Bakery

Coffee and the smell of fresh bread

The bakery is one of the quarter's most popular stops, offering good coffee and fresh baked goods for everyone passing through. It also has a cosy outdoor seating area for sunny days.

The lighting here combines spotlights with SLC Art spotlights placed above the counter where pastries and coffee are presented. 
The combination gives staff precise task lighting, while guests are welcomed by a warm, inviting zone around the counter.

The Rooftop Terrace

— a green breathing space in the city centre

At the top of K14 is one of the building's signature features: a spacious rooftop terrace with plenty of greenery and cosy seating areas overlooking Kristiansand.

Integrated LED strips and SLC FARO bollards were installed here, creating a warm and secure atmosphere as evening falls.

Parking Garage and Bike Parking

— thoughtfully designed down to the last metre

For many visitors, the K14 experience begins in the parking garage. The developer has made special provisions for cyclists, including a dedicated bike-wash station, with multi-level, lockable bike storage.

SLC IPX luminaires were installed throughout the facility — a sealed, easy-to-mount fixture well suited to the demands of a parking garage. Even distribution, good contrast on ramps and driveways, and straightforward installation for electricians make this a solution appreciated by both facility management and installers. The garage is also equipped with OnePark Autopay, which automatically reads licence plates on entry and exit.

Close Collaboration with Bravida

he delivery was carried out through our customer Bravida. The collaboration was close from the first sketches on the drawing board to the final fixture installed and commissioned.

Lyskomponenter's project manager, Thomas Hallandvik, led the project from our side — from early lighting design and product selection, through design meetings and delivery planning, to on-site follow-up and commissioning. Having the same person follow the project all the way through gave the developer and installer a single clear point of contact and faster decisions when needed.

Bravida's project managers and installers know commercial buildings like K14 inside and out. When we deliver together, the developer gets a combination of technical depth, fast product availability, and a short path from design to a finished installation. That has resulted in predictable progress, few surprises, and a result we're both proud of.
